Single female buyers account for 90% of the nearly 20% of home sales at Trilogy by Shea Homes Active Lifestyle Communities that come from single individuals. Jeff McQueen, the company's president and co-founder, says this demographic shift is reshaping how developers design and market 55-plus neighborhoods in California.

McQueen notes that Generation X, born between 1965 and 1980, is currently entering the 55-plus age bracket. Unlike previous generations who often sought isolation or traditional golf club amenities, this cohort prioritizes wellness, social connection, and mental well-being. McQueen describes these buyers as young at heart, focusing on quality of life rather than just retirement security.

The company co-founded Trilogy in 1999 when the market was dominated by Silent Generation buyers seeking Sun Belt climates. Boomers later entered the market, staying connected to family. Now, Gen X is driving demand for communities that feel less contrived and more aligned with active lifestyles. McQueen explains that buyers want proximity to recreation and family while maintaining their own households.

In response to the rise in single female buyers, Trilogy has adjusted its product offerings. The company has increased the inventory of smaller, more attainable detached homes and attached products, such as duets. McQueen states that these attached units appeal to single women because they provide a sense of security through shared walls and a smaller footprint that includes natural light.

Trilogy operates several communities in California, ranging from the Central Coast to the Coachella Valley. Current projects include neighborhoods in San Luis Obispo, Paso Robles, San Juan Bautista, and Lincoln. The company also built communities in La Quinta and Indio and participates in the Disney Storyliving community in Indian Wells, which features a 22-acre lagoon.

McQueen says the company is currently between projects in California but continues to look for new opportunities. He advises developers to recognize that people in their 50s and 60s often view themselves as 10 to 15 years younger than their actual age. This perception drives the need for amenities that support an active, social lifestyle rather than a passive retirement environment.

The company's marketing strategy includes connecting potential buyers with current residents who share similar life experiences. McQueen notes that this approach helps single women build immediate social networks. The goal is to provide a high level of hospitality and service that matches the quality residents expect from modern restaurants and retail spaces.
